Project New junior school for 300 pupils Traditonal method of procurement whereby architect appointed 1st and contractor appointed once the design has been completed. Reference to RIBA plan of Work indicates the project will go through a number of different phases or stages up to actual completeion and hand over. These include both pre & post contract. The ability to measure work accurately will vary during these stages owing to the different amounts of information and decisions that are taken at different times. 1. Measurement and Accuracy Identify the uses of different measurement techniques applicable in the pre-contract and post contract stages in the scenario and explain the processes and procedures used to produce measured quantities. Explain how the quantification of the constructions works will change at the different stages of the RIBA plan of works: Inception, early design stage and tender stage. For the above project an Architect has been appointed 1st to complete the designs. A Quanity Surveyor (QS) will more than likely have been involved at early stage in order to advise on the most economical way of acheiving the project requirements. At Inception stage the Architect & QS will produce a brief design based on their knowledge and experience from previous jobs and the clients basic requirements. This would be measured using Unit Rates or Superficial Method (also known as the floor area method). This method uses a single rate technique (cost per square metre) of estimating to calculate the cost of a building (Smith 1998, p 123). The area of each of the floors is measured then mulitplied by a cost per square metre. Cost planning in the early stages of a design can only provide an approximate cost because of the lack of information available.
