Windshield Survey Grandview Neighborhood of Glendale, CA Boundaries: Glendale is a suburb of Los Angeles, California. It is made up of approximately 40 neighborhoods. It is bordered by other cities to the northwest, the east and the south. At the southwest border is Griffith Park (more details below). Along the north border and here and there along the borders between these cities are several mountains. The neighborhood of Grandview within Glendale is the focus area of this windshield survey. Housing and Zoning: More than 75% of the population of Grandview resides in apartments, condominiums, or multi-family residences such as duplexes. The remainder are in single family homes mostly built on small lots of a quarter acre or less. The median age of the homes in this area is 38 years old and most are well maintained. Concrete and adobe are common building materials, modern plumbing is the norm, and there is minimal need for climate control due to the consistently mild weather. Most homes and apartment complexes have outdoor living areas such as patios because of the favorable climate. Many apartment complexes are gated for security and most homes have fenced back yards. Compared to the surrounding cities, the crime rate is good and residents feel safe. Open Space: Glendale is a city with a highly concentrated population. Homes are very close to each other and there is little open space other than the parks. In the Grandview neighborhood, there are several smaller neighborhood parks and two larger ones. Additionally, Glendale is bordered by Griffith Park which is a 5,000 natural area with hiking trails, picnic areas, golf course and more. These parks all seem to be used heavily. Commons: Frequently, small groups retired elderly can be found at one of the many outdoor cafes in the mornings, and younger groups at the same locations in the evenings. There are many
