RESIDENTIAL TENANCY AGREEMENT
(Fixed Term Tenancy)
THIS AGREEMENT made in duplicate the 1st day of February, 2013.
(hereinafter collectively or individually referred to as the “Tenant”)
PREMISES 1. The Landlord leases to the Tenant the residential premises described as follows:
Basement Suite of:
1101 – 38th Street SE, Calgary, Alberta
(referred to in this Agreement as the "Premises") for use and occupation as residential Premises only. Subject to the terms and conditions of this Agreement and of the Residential Tenancies Act of the Province of Alberta.
TERMS 2. This Agreement shall be for a fixed term of 12 months commencing at 12 o'clock noon on the 1st day of February, 2013 and no notice shall be required for either the Landlord or Tenant to terminate the tenancy at the end of the fixed term.
RENT 3. The Tenant shall pay monthly, in advance, to the Landlord the amount of $850.00 per month (hereinafter referred to as "Rent") on or before the first day of each and every month of the term of this Agreement. (The Rent shall be pro-rated as required). Failure to pay the full Rent on the first of the month will result in a $75.00 penalty that must be paid in addition to the Rent at the time that full Rent is paid.
RENT SURCHARGE FOR APPROVED PETS 4. As of the date of commencement of this Agreement, no pets have been approved. At any time during the term of this Agreement that a pet is approved by the Landlord, the Tenant shall pay monthly, in advance, to the Landlord at the Landlords address set forth above a rental surcharge of $25.00/pet per month (herein after referred to as "Rent Surcharge") on or before the first day of each and every month of the term of this Agreement.
EQUIPMENT 5. The Tenant shall also pay to the Landlord the amount of $180.00 per month to cover the cost of utilities and services supplied to the Premises, which shall include the cost of water and sewer...
